The construction process can seem daunting, however at DW Homes we take the stress out of building a new home, by guiding you through each step of the process and keeping you well informed as your home progresses.
Stage 1
PRE-CONSTRUCTION MEETING
You'll come in and meet with your designated construction team who you will be in contact with throughout the course of your build. In this meeting we will cover things such as key project milestones, site safety, site visits, and what to expect over the coming weeks and months as your new home takes shape.
The pre-nail wall framing will now begin construction, and it's at this stage where you can start to visualise the spaces where you will relax, entertain, and enjoy in your beautiful new home.
Following this we'll be adding the roof framing and working to wrap and enclose all framing, to protect your investment from the elements.
Wall framing is now completed, and our experienced building team can now move on to additional external features. The building wrap will be applied and the fascia and guttering fixed in place. While this work is underway, over the next two weeks you will see the roof framing being installed and your home taking on its final shape.
Over this time the team will complete the roofing, soffits and fascia.
At this stage, the team are installing your exterior doors and windows. Now your home is beginning to take on a character of its own and you can start to enjoy the high quality inclusions and installations.
Over the next few weeks, our experienced team will be working hard to ensure your building is safe, dry and aesthetically pleasing for you and your family. We've established by this stage a tight-knit cladding system, made of material that is affixed to the exterior of your home and plays a vital role in keeping you snug during the colder weather, as well as making sure your home is damage-free - creating a secure environment for you and your family in the years to come.
EXTERIOR DECORATING (2-3 weeks) Your beautiful new home is halfway there!
At this stage your Site Manager will take you for a scheduled site visit where you'll be able to see your earlier colour and design consultation taking shape. Over the coming two weeks, our team of contractors will begin focussing on installing pre-plumb, pre-wire and insulation - taking another step in turning an unfinished building into your brand new home.
At this point in time, our hardy construction team have worked on setting a solid pre-plumb, pre-wire foundation. This ensures you will soon be able to access water and power. We have also been hard at work insulating your property - ensuring your home will keep you snug in the colder months and cool in Summer. Insultation provides resistance to heat flow, and it also lowers your heating and cooling costs - making a perfect, affordable environment for you and your family.
You now have rooms with walls and ceilings! It makes a huge difference when you can walk around your beloved project and realistically feel the size of those rooms and spaces with enclosed walls and ceilings.
The architraves - or internal moulding around your windows and doors, add a stylish touch to your home and provide structural integrity, whilst making for quiet movements where moving features like doors are installed. The skirting is the final key to quality flooring as this covers the expansion gap, ensuring airflow and preventing temperature damage, eliminating any time consuming inconveniences.
Interior decorating is made up of five main principles: size and proportion, balance, rhythm, emphasis and harmony. By working to these key standards, we have ensured your property is as perfect as possible, embracing your unique personal touch.
Earlier in the project, our team laid the foundation for these essential utilities. Now the team will have done an awesome job installing your homes' plumbing & electrical systems - to ensure your living space is powered to provide you and your family with the utilities for ease of living & comfort.
Over the course of 4 weeks, our expert craftsmen will install hardware and set tiles, making sure your home is the epitome of functional & fashionable.
Over the course of 3-4 weeks, your home will be fully completed and inspected by local council. The exciting moment where we hand you the keys to your beautiful new DW Home is the most rewarding part of the journey. Once your home has passed it's final council inspection, it can take up to 20 working days for the documentation to be processed and your Code of COmpliance Certificate (CCC) to be issued.
