At DW Homes we believe in being clear and candid on the process ahead of you, and our experienced team will guide you through every step of the entire build process - from initial consultation and planning, through to Code of Compliance and handover of your new home and beyond.
Stage 1
LET’S BEGIN WITH HELLO
Take the opportunity to speak with one of our experienced Home Consultant’s. By booking a no obligation consultation we will be able to assist you in understanding the build process, whether building is for you, and what your dream home might comprise of from a planning perspective.
Once we have an understanding of whether you are looking for Turnkey, House & Land, or Custom Design & Build, we will be able to work with you to bring your new home to life.
With over 60 standard plans to get inspired by, you can select one of our existing plans, work with us to modify one of our existing plans to suit you; or start from scratch with a completely new design working alongside our in-house architectural team to create a bespoke home tailored to your lifestyle needs and budget.
Once you’ve selected your plan, your Home Consultant will generate a sales tender so you know what your chosen home is going to cost, and we work with you to identify areas where you may want to invest more, or make savings to remain within your planned budget. Accompanying this sales tender is a specification document, which your Home Consultant will go through with you in detail. When you are happy with this and wish to proceed, you will sign an Authorisation To Proceed and pay a $10,000 (plus GST) deposit which covers:
- Master Set Plans - Colour & design consultation - Topographical and Geo-technical surveys of your site - Production of the Authorised Tender (contract pricing) by our Quantity Surveyor
We will book you in with our award winning design consultant where you’ll enjoy a fun day of selecting your interior and exterior colour schemes, as well as your various fixtures and fittings. This is your opportunity to select certain upgrades you might like with things like cladding, tapware, light fittings, and more.
Based on your decisions we will then formally price your build, also known as the Authorised Tender which will form part of your build contract.
You will then come in for a meeting with your Home Consultant to go over and sign the industry standard Master Build Building Contract, the Authorised Tender, Master Set Plans, and the detailed full Specification document. You are more than welcome to take these documents away and seek independent advice prior to signing.
From here you will pay a building contract deposit of 10% of your total contract price, and then we are onto construction!
Your patience will pay off. After plans and consents are finalised, a pre-construction meeting will be arranged for you to meet your Construction Team to discuss final details and commence your exciting project.
